We’ll Get You a Pass — Even With PD Limitations

Prior Approval now requires a Daylight (SDA) report for PD conversions, including retail, light industrial, barns and upward extensions. Basements are the toughest to approve — and PD rules make them even harder. Window sizes usually can’t be altered, layouts are restricted, and poor room placement can lead straight to a refusal.

We Make Basements Pass — Even With PD Limitations

Basements are the hardest to get approved — and PD rules add strict limitations that often lead to refusals.

We specialise in designing basement layouts that pass BRE 2022 daylight tests, even when window sizes and external changes are fixed.

Non-Habitable Rooms in the Middle of the Space 

Living rooms and bedrooms deep in the plan almost always fail. We shift all habitable spaces toward the windows to maximise daylight and achieve compliance.

Dark Kitchens Under 13m²

Under the BRE rules small kitchens don’t need daylight. If necessary, we place them in the naturally darker areas to preserve the brightest zones for living spaces.


Bathrooms, En-suites & Walk-In Wardrobes

Bathrooms, En-suites & Walk-In Wardrobes we use them to “absorb” the darker parts of the plan. By placing bathrooms, ensuites, storage and utilities centrally, we free up the brighter areas for habitable rooms to achieve compliance.
