Neighbours impact report
The perception of a new rear extension or development is that it will affect the sunlight and daylight in rooms and gardens in neighbouring properties.
Neighbours and local NIMBY groups can object on grounds that the proposed extension will be 'overbearing' or 'overdeveloped' pushing the narrative that it will affect Sunlight and Daylight in adjacent houses.
In reality around 90% of reports we undertake pass all the BRE guidelines first time, if there is an issue we can give advice on changing the design to comply with the guidelines.
Internal assessment report
Local Authorities may request a report verifying the sufficiency of light levels within the proposed development or PD scheme, the new 2022 BRE guidelines can be achieved by incorporating sizeable windows, restricting room depths, and the utilisation of light coloured interiors.
