This report analyses your proposed extension/development to find out the impact it will have on the sunlight and daylight in your neighbours windows and garden and solar panels.
BRE test within the report
Local planning authorities sometimes request an internal scheme performance study to prove that the habitable rooms inside your project - prior approval - permitted development meets the sunlight & daylight standards set out in the BRE 2022 guidelines that local planning departments refer.
BRE tests within the report
Concern was raised by the LPA regarding the rooms facing the internal courtyard if they would receive enough daylight. We analysed the design with our specialist software and identified the rooms that required larger windows to meet the BRE 2022 daylight guidelines.
AC Design Solution instructed us to quantify the impact of the proposed new rear extension on the neighbours windows in the adjacent flats. We modelled the surrounding buildings and proved the new extension would not negatively impact the daylight in the adjacent residential flats
Proposals to replace a 1940's bungalow with a larger new build house. Both neighbours raised objections regarding the impact the development would have on the windows facing the boundary. We obtained floor-plans of the neighbouring properties to demonstrate the boundary window served rooms that were duel aspect, calculating the impact would be within the guidelines.
Great Western Design Ltd instructed us to write a sunlight and daylight impact report for a Victorian terrace rear extension.
the LPA raised concerns regarding the habitable rooms and garden in the neighbours property, we modelled the 'impact' house in 3d and ran the specialist software, the results gave a before and after with a visual sunlight map of the garden proving the impact would be minimal.
EN Architects instructed us to report on a project to replace an existing bungalow with a new build house.
Both neighbours strongly objected to the proposed design. We work with the architects to mitigate the impact on the neighbours windows and garden and the client successfully gained planning permission.
